Writing an Offer on a Home in Eagle Mountain Utah!

Writing Offers in a Buyer’s Market in Eagle Mountain, Utah

A buyer’s market in real estate means that there are a lot more homes for sale than there are buyers looking for homes in Eagle Mountain, Utah.  Thus, in this type of market, the buyer is in a very good position to negotiate with sellers and come up with a very good deal.  Here are some tips you can use when you are writing a purchase offer for a home in Eagle Mountain, UT when there is a buyer’s market prevailing.

Look at updated listings in Eagle Mountain, Utah

Before you write your purchase offer for your dream home in Eagle Mountain, make sure you look at updated listings.  You can easily find these online.  If you want, you can even ask your real estate agent to register you on mailing lists so you can receive regular updates.  Request a daily list of homes for sale in Eagle Mountain from Team Teasdale Realty.

Look for Price Reductions and long DOM in Eagle Mountain, Utah

You will not be able to negotiate easily with a seller who has just listed his property even in a buyer’s market.  You will have better luck and much more leverage negotiating with a seller who has already reduced the price on his listing in Eagle Mountain, UT or one that has a long DOM (Days on Market).  A seller with a property that has a DOM of more than 60 days usually is more receptive to negotiation.  A home that just landed on the market tends to be more firm with the price.

Look for comparable listings of homes in Eagle Mountain, Utah

When you find a home in Eagle Mountain Utah that you want to buy, look for homes like it that have sold recently or within the last six months.  You should also look for active listings and those that are pending sales. You can usually ask Paul with Team Teasdale Realty to provide these for you.  This data will help you determine how much you should offer for the home and you can use it as a negotiating tool too.

Detail Contingencies for properties in Eagle Mountain, Utah

Since you are in a buyer’s market, you will have more control over the transaction than the seller.  Thus, you can add a contingency clause in your offer about the appraisal of the property in Eagle Mountain and about the loan you have to make for the purchase.  It is normal to ask for an appraisal and financing contingency.  It is very common to also ask for a due diligence period to inspect the home.  All these contingencies are very common on homes in Utah County.  You can even include contingencies regarding physical inspections of the property, insect and pest reports, geological reports, and title approval.  You should of course consult your Realtor about how to include this.

Ask for allowances on the home in Eagle Mountain, Utah

If you happen to find just the right home in Eagle Mountain, UT but you have some reservations about it – you don’t like the paint job, the carpeting, etc. – you can ask for some sort of allowance from the seller.  For example, if you don’t like the paint job, you can ask for a “repainting allowance”.  It is very important though that you consult with your lending agency about how you should include this kind of clause in your purchase offer.  You should be able to write it in a way that will be accepted by the lender.  You can even ask for an allowance that will cover more than the repainting job would actually cost.  Remember, it is an extra hassle on your part to get a repainting job done.  Furthermore, remember that you are in a buyer’s market.  Many lenders will not allow allowances on homes.  This was more commonly done before the real estate meltdown five years ago.

Put yourself in an excellent position to negotiate on a home in Eagle Mountain, Utah.  Hire  a Realtor to help you write up an offer on a home in Utah County.  Call Team Teasdale Realty they work in the Eagle Mountain area and would be happy to serve you.

Eagle Mountain Utah Home Buyers – Fasten Your Seat Belt!

Average Sales Price of Homes in Utah County

The average sales price in 2007 was around $260,000.  The average sales price dropped in 2008, 2009, 2010 and 2011.  The average sales price in 2012 has seen a slight upward move from January to February.  It crossed the $200k barrier.  Thus, the average sales price in Utah County is around $202,000 at the moment.  I anticipate this number to climb throughout the year.  The average price on homes has been increasing in Eagle Mountain.  This is largely due to the decreasing number of short sales and foreclosures.  Also, builders have started building again in Eagle Mountain.  The new construction starts to slightly drive the prices up as buyers usually prefer a brand new home to an existing one.

Buyer Broker Agreement in Eagle Mountain Utah

Buyer’s Broker Agreements Contracts in Eagle Mountain, Utah

Buyer’s Broker Agreements and Buyer’s Broker Contracts are legal agreements that are typically given to clients in Eagle Mountain UT to sign by their real estate agents before they start formally working with each other.  These agreements include many details about the professional responsibilities that the agent and the broker have toward the client as well as the responsibilities that are placed on the client.  It also specifically points out who will be the official representative of the client with regard to all his real estate transactions in Eagle Mountain Utah.  There are many different types of these agreements.  Below, we talk about three of the most common types that are used in Eagle Mountain, Utah.

The Non-exclusive Buyer’s Broker Agreement

This is one of the simplest types of Buyer’s Broker Agreements used in Eagle Mountain Utah.  It contains only the responsibilities and duties of the broker and real estate agent such as agency relationships and the obligations of the client.  It does not have any information regarding the compensation of the real estate agent nor of the broker.  Since it is non-exclusive, under this type of agreement, the buyer has the option to hire any number of agents to represent him in Eagle Mountain.  A Realtor may not be very loyal if you choose to hire him with a non-exclusive Buyer Broker Agreement.

The Non-exclusive, Right to Represent Buyer’s Broker Agreement

This type of agreement provides all of the information contained in the preceding type of agreement plus some provisions about compensation for the Realtor in Eagle Mountain, UT as well.  Along with this, it provides for the removal of the obligation of the buyer to pay any commission to the Realtor if he is already compensated by the seller.  Under this agreement, the buyer still has the option to buy a home from another Realtor just as long as the property in Eagle Mountain was not introduced by the initial one.  He also has the right to ask for single agency.  The Realtor on the other hand, can possibly get a better commission from the sale if the seller of the property agrees to pay more.

The Exclusive Right to Represent Buyer’s Broker Agreement

This is the agreement that is most preferred and used by real estate agents in Eagle Mountain, Utah. It contains all of the information contained in the first two types with one major addition:  this type of agreement grants exclusive rights to the broker to be the sole representative of the client in all real estate negotiations made in Eagle Mountain.  This means that the client cannot hire any other agent to represent him and he cannot purchase any property from any other agent either.  At first glance, this may seem to be a bad agreement for the buyer but it has its positive points too.  In this agreement the agent becomes an “employee” of the client in that he will work for and in behalf of the client to get the best deals that will benefit him.

If you are making an offer on a property most agents in Utah County will use this type of agency agreement.  You may want to become familiar with the duration of the contract and amount of commission owed to your agent prior to blindly signing this agreement.  It is legally binding in Utah.

How to Price a Home in Eagle Mountain Utah

Pricing a home in Eagle Mountain

It is important to price a home correctly. Don’t overprice a house.  Have a Realtor help you determine your home’s value.  Team Teasdale Realty will help you evaluate your home’s value. When a home is first placed on the market in Eagle Mountain, Utah it is very popular. The longer it remains on the market the less the buyer will typically want to see the home.  After 21 days, demand and interest may decrease. On the other hand, don’t worry about pricing it too low because homes in Eagle Mountain priced below market value often will receive multiple offers, which will drive up the price in the Eagle Mountain market. Pricing a home correctly is very important. Pricing is all about supply and demand. Realtors in Eagle Mountain may not always agree on the price of a home.

Look for Comparable Listings and Sales

  • Check out similar homes that were listed for six months in a certain neighborhood in Eagle Mountain, Utah
  • The list must include homes that were 1/4 mile to 1/2 mile farther, except if there are only few comparables in the particular vicinity or if the home is in a rural area.
  • Consider the dividing lines as well as the physical barriers within the home, such as the major streets and highways, freeways and railroads.
  • Compare the home’s similar square footage and determine if it is 10% up or down from your subject property.
  • Another thing to consider in pricing a home in Eagle Mountain UT is to determine the age of the home – one neighborhood might have homes that were built during the 1950s, while another are built in the 1980s. The cost of two homes in Eagle Mountain will differ significantly due to their age.

Sold Comps in Eagle Mountain Utah

  • Check out the history of expired homes in Eagle Mountain as well as withdrawn home listings so you would know if they were taken from the listing and were just relisted. If they are, add up the number of days they were taken off to the listing time period so as to arrive with the exact number of days the property was listed in the Real Estate market of Eagle Mountain, Utah.
  • Compare the property’s original list price to the final sales price so as to figure out the price reductions.
  • Compare the final price of the home to its actual selling price in order to determine the ratios.
  • Adjust the pricing in accordance with the variances of lot sizes, configuration as well as the amenities and upgrades of such home.

Withdrawn or Expired Homes in Eagle Mountain Utah

  • Find out the reasons why these homes did not sell in the Real Estate market of Eagle Mountain and determine the factors that these expired homes have in common.
  • Determine the brokerage firm that had the listings – Is it a company that sells everything in its listings or was it just a discount brokerage company that spends all their money on marketing the homes?
  • Look for ways on how you could prevent your home from being part of the listing of expired or withdrawn homes in Eagle Mountain, Utah.

Pending Sales in Eagle Mountain, UT

  • The selling prices of pending sales in Eagle Mountain are unknown; until such time that the transaction deal is closed. However, there are some people who will still contact some agents in Eagle Mountain UT to ask for the selling prices of such homes.
  • Be wary of the number of days in the market, for this may have a direct impact on how long it could take before you will see an offer for such home.
  • Look at the history of the home listings in Eagle Mountain UT to figure out the price reductions.
